Returns you can model, not just hope for.

Every projection we produce shows its assumptions — rent, void periods, service charges and exit costs — so you can argue with the maths instead of trusting a headline yield.

Three routes

Which strategy actually fits you

These are not interchangeable. The right one depends on whether you need income now, growth later, or residency alongside the return.

Off-plan growth

Enter early on a staged payment plan for capital appreciation. Highest potential return, and the only route with delivery risk — escrow protects your money but not your timeline.

Ready-unit yield

Completed stock in high-occupancy districts, producing rent from month one. Lower upside, materially lower risk, and far easier to finance.

Golden Visa portfolio

A holding of AED 2M or more structured to secure ten-year residency, balanced so the visa does not cost you the return.

Residency through property

A qualifying investment of AED 2 million or more makes you eligible for renewable ten-year UAE residency.

Ten-year term

Renewable, and not tied to an employer. It remains valid as long as you continue to hold the qualifying asset.

Covers your family

Spouse and children can be sponsored on the same basis, which is often the real reason clients pursue it.

No local sponsor

Ownership and residency both sit in your name. No nominee arrangement and no local partner required.

Eligibility rules are set by UAE authorities and can change. We confirm current requirements before you structure a purchase around them.

Be realistic

What we build into every projection

A gross yield quoted without these is a marketing number, not an investment case.
